Where to start

Make an appointment with your lender to get pre-approval.

  • Visit our design team
  • Sketches are drawn, changes are made.
  • Prepare final drawings showing all requested variations and amendments
  • Your lender may need to see the completed Building Contract documents before issuing the authority to commence construction.
  • Prepare the contract tender documents
  • Compete contracts
  • Order any additional reports required by council. ( these vary from council to council)

Remaining deposit is paid

  • Building Services Authority home warranty insurance is paid
  • Q Leave is paid
  • Recieve notification of approval
  • Make an appointment with the Colour Consultant to discuss your internal colour selections

The sequence of events shown below is typical, but not definitive

  • Order a site survey of the site
  • Order materials
  • Site cut
  • Surveyor peg out the house
  • Foundations dug , pier holes measured and certifed by the Engineer
  • Complete preliminary site works such as temporary fencing, sediment control and temporary power
  • Slab poured and/or steel columns stood
  • Complete external drainage

Make your first progress payment

  • Arrange for delivery of and erect frames and trusses
  • Arrange for frame inspection by the certifier
  • Arrange for delivery of windows and doors
Make your second progress payment
  • Install fascia, guttering and edge protection
  • Arrange for delivery and installation of the steel or tile roof
  • Install scaffolding
  • Arrange for delivery and installation of the bricks and/or cladding
  • Meet the electrician onsite to discuss the electrical plan already drawn and make necessary changes. Sign the electrical plan
  • Electrical and plumbing internal work completed
  • Install air conditioning, burglar alarms, intercoms, data cabling, vacum aid etc (if included)
  • Fit down pipes
Make your third progress payment
  • Install insulation
  • Install plaster board and fit cornices
  • Fit internal doors and timber work
  • Install stair case and hand rails
Make your fourth progress payment
  • Install kitchen and vanities
  • Install bath and or spa
  • Stone bench tops fitted (allow 10 days to install after the kitchen is installed)
  • Complete tiling to floors, walls, splash backs, balconies and Kitchen
  • Complete painting
  • Finish off plumbing, electrical and carpentry work
  • Install shower screens and mirrors
  • Lay carpet, polish timber floors, polish porcelain tiles and lay vinyl if required
  • Complete final painting and touch - ups
  • Complete driveway and paths if required
  • Complete fencing and landscaping if required
  • Attend the final inspection. A defects list will be recorded, which is signed by both parties
  • Notify your lender that the project is finished. They would normally make thier own inspection of the home
  • Complete rectification of outstanding issues identified during the final inspection
  • Arrange for your insurance company to cover the house

     

Final payment is made
This is the moment when the new home becomes yours and you move in

Things you need to do immediately after settlement

  • Call your gas supplier and arrange for bottles or connection
  • Arrange for delivery of your recycling and garbage bins and get information about collection day
  • Have the Builders electricity changed into your name
  • Contact your phone and internet supplier
